Conventional PMI ~0.5%/yr under 20% down, drops at 80% LTV. - FHA: 1.75% upfront MIP + 0.55%/yr. VA: funding fee 2.15% first use / 3.3% subsequent, no monthly MI. USDA: 1% upfront + 0.35%/yr. - Affordability: 28/36 debt-to-income rule. - Refinance: break-even = closing costs / monthly savings. - Student loans: avalanche (highest rate first) vs snowball (lowest balance first). - Biweekly: half the monthly P&I every 14 days (26 payments/year). - Auto/personal loans: standard amortization on amount financed; origination fees deducted from cash received. - Credit card payoff: balance accrues at APR/12 monthly; only payments above that reduce principal. - Compound interest: monthly compounding of contributions plus growth. - Home equity: combined loans capped at 80% of appraised value (CLTV). - Rent vs buy: net-worth comparison — buyer equity after selling costs vs renter's down payment + monthly savings invested; tax/insurance/maintenance grow with home value. - APR: rate equating the present value of note-rate payments with cash received (borrowed minus upfront fees), solved by bisection. - Closing costs: national-average line items (origination, points, appraisal, title, recording, 15 days prepaid interest, 2-mo tax/insurance escrow); FHA/VA/USDA upfront fees shown financed. - ARM vs fixed: total cost = payments + remaining balance over the horizon; ARM amortizes over 30 yrs, adjusts yearly after the fixed period (flat vs worst-case cap path). ## Compliance - Educational purposes only — not financial advice.
